Depending on the location of the manufactured home, an average lot size ranges from 960 square feet to 2,400 square feet and lot dimensions of 32 feet to 44 feet. Each city has its own regulations regarding lot sizes for manufactured homes, which averages tend to reflect.
For double- and triple-wide manufactured homes, the average lot size is 3,600 square feet, with minimum lot dimensions of at least 40 feet.
There are also different regulations and averages for freestanding manufactured homes and manufactured homes within parks. In addition, some cities impose a residential density limitation, which restricts the number of potentially new manufactured homes to nine units per gross acre in a manufactured home park area. Density limitations within manufactured home park areas also tend to influence the average lot size.
