A water heater can last longer than its expected lifetime if properly maintained. Once a year, the water heater tank should be drained and flushed. If the water in the house is unusually hard or mineral laden, more frequent flushing can be required. The pipes going into and coming out of the water heater should be inspected for signs of corrosion and either cleaned or replaced as needed. Finally, the heat-producing components, such as the pilot light or heating element, should be checked for corrosion and replaced, if damaged.
