The purpose of the Landlord and Tenant Board is to supply Ontario, Canada, residential landlords and tenants with information pertinent to the 2006 Residential Tenancies Act that passed into law on Jan. 31, 2007. The board also works to resolve disputes between landlords and renters, according to the organization's official government website.
The Residential Tenancies Act covers roughly 1.31 million people, or 29 percent of families renting homes in Ontario, as of 2014. The legislation was a response to adverse housing situations faced by many of these families. The law took into account input from rental property owners and housing experts, in addition to renters. The regulations are comprehensive and include critical requirements for building maintenance, utility metering and appropriate unit sharing of power costs, explains the Ontario Ministry of Municipal Affairs and Housing.
The board provides renters with information regarding security deposits, rental charges and agreements, rental termination processes, and other tenant rights and responsibilities. Information provided to landlords includes recourse for handling tenants who fail to pay rent or regularly pay rent late and those who damage the property or use it for illegal activities, notes the Landlord and Tenant Board.
The board investigates landlord and tenant allegations of Residential Tenancies Act offenses through the Investigation and Enforcement Unit, states the Ontario Ministry of Municipal Affairs and Housing.
